NotarIA structures the notary's real-estate due diligence: it reconstructs a property's chain of title from the Land Register, applies deterministic safety nets (chain breaks, undischarged charges, thirty-year period) and analyzes the location certificate. The notary confirms each link and concludes — the AI never declares a title ‘good and marketable’ in their place.

## How it works

- **1. Upload the entries** — The AI extracts Land Register entries (including scanned documents, thanks to OCR).
- **2. Confirm the links** — Each entry is proposed; the notary confirms, rejects or corrects. Nothing is assumed.
- **3. Safety nets fire** — Grantee/grantor continuity, undischarged charges, thirty-year period, lot concordance — deterministically.
- **4. Conclude** — The notary writes the conclusion; NotarIA produces a dated, cited report.

## The location certificate

NotarIA extracts each item of the surveyor's report (s. 9 RLRQ c. A-23, r. 10) and flags problematic observations — encroachments, servitudes, seniority — which the notary confirms.
